When I decided to take on my first fix and flip property, I had a plan for everything. I had a budget, a timeline, profit goals, and what I believed was a solid strategy. Like many entrepreneurs stepping into something new, I thought I had prepared for every possibility. What I quickly learned was that experience is often the greatest teacher.

In today’s episode, I’m sharing the real story behind my first flip house, including the mistakes that significantly impacted our budget, the unexpected challenges we faced, and the lessons I wish I had known from the beginning. From purchasing decisions and demolition surprises to contractor issues and construction setbacks, this project taught me more than I ever anticipated.

We talk about the wins, the failures, the costly mistakes, and the mindset shifts that came from navigating a project that didn’t go exactly according to plan. At one point, I had to face the reality that our budget had grown far beyond what I originally projected and our expected profit had been cut dramatically.
